The company shares the fund with SEIKOSHA Co., Ltd., which was the first building maintenance company in Japan, and has been very well-known in this business type for 50years. Therefore, S.K.S Building Maintenance Co., Ltd. precedes SEIKOSHA’S policies in providing all kinds of building maintenance with its intention to perfectly create convenient and safety environment in a working and living building.

Air Conditioning System

There are the following details in maintain large air conditioners as:

  1. 1. To check and fix outer air conditioner to be ready for use.
  2. 2. To check and adjust inlet and outlet water temperature based on the standard value.
  3. 3. To check and adjust the water quality based on the standard value.
  4. 4. To check the oil whether it is in a good condition.
  5. 5. To clean the coil tube annually.
  6. 6. To put lubricant into motor pump every 8 months.
  7. 7. To check a fan coil unit and clean filter every month.

Cleaning

  • First Cleaning

    The company will arrange the service after the building construction has just finished. It will be responsible for transporting trash, cleaning inner space, toilets, stairs, fire exit, ceiling walls, and glass inner and outer building, including polishing floors so as to prepare for the building opening.

  • Daily Cleaning

    The company will arrange the certified training staff to clean a building on each working day. The staff will bring all necessary cleaning equipment for the building. The cleaning consists of daily, weekly, monthly, quarterly, semi-annually and yearly cleaning based on the area condition and agreement.

  • Wall and Window Cleaning

    The company will occasionally provide the special cleaning such as mirror, inner and outer wall cleaning. Experts will be arranged to determine cleaning spaces, the difficulty rate of cleaning and necessary cleaning equipment. Then, price quotation will be proposed as appropriate. The equipment for mirror cleaning is imported from Japan for this special purpose.

    3.2 The company will provide the appropriated advice about central area gardening.

  • 1. The responsibility to company's operation

    1.1 The qualified staff and well-prepared equipment will be arranged to serve the customer.
    1.2 The company will have an immediate improvement in case that there is any incomplete and not standardized service.

  • 2. The responsibility to the customer's assets

    The company guarantees for the customer's assets in case of the damages or loss are caused by the company's staff. The company will be responsible for all evaluated damaged costs.

  • 3. The responsibility to the staff behavior

    3.1 The company's staff will be trained to be honest, have high responsibility,and follow the building rules and regulations strictly.
    3.2 The company will arrange for all staff biography, staff identity card to the engager in order to have convenience with checking in-out control and other inspection.

  • 4. The responsibility to the operation and management result

    The company will arrange the qualified and high performance staff to inspect the operation result and be a constantly good consultant to the building executive

  • 5. The responsibility to develop the building maintenance management

    Since the company is the chain of SEIKOSHA Co., Ltd. in Japan,every 4-6 months Japanese engineers and experts will be invited to inspect the company's operation result. In addition, the special training will be provided to the staff so as to have the most perfect building maintenance service.
